Preparing Your Home for Sale

General tips for HAPPY SELLING!

There is no doubt that selling your home can be a stressful period…but it really doesn’t need to be! The most important thing to remember is first impressions count! Your property is usually just one in a very long list of properties a buyer will see, so it’s crucial that they see it in the best possible light. The more desirable your property appears, the better your sale price is likely to be.

Once on the market you need to disassociate yourself and remove any emotional connection to the house….don’t look backwards, look to the future!

INSIDE

Remove clutter – storage boxes are a must!

Consider temporary storage for bulky items of furniture or any other large items you don’t need

Invest in a new doormat

A complete spring clean – scrub walls, skirting boards, floors, tiles, windows, light switches, fixtures and fittings

Check doors, windows, awnings and blinds all open and shut properly

Use your best linen on the beds and best towels in the bathroom

Ensure all light globes are in working order

Have all carpets, lounges and curtains pro¬fessionally cleaned

Check for any signs of insects or rodents

Eliminate odours with fresh flowers, fruit or cakes/cookies placed in plain sight in the kitchen – avoid air fresheners which only mask household smells

Paint walls with neutral colours in order to appeal to the largest audience

OUTSIDE

Freshen exterior paint

Wash down the external walls and clean gutters

Sweep driveway and paths

Clean windows and entrance door

Tidy garage – using shelving is a great way to create more storage space

Keep bins out of site

Ensure pool, ponds and water features are well cleaned and properly functioning

Clean garden umbrellas and outdoor setting

THE GARDEN

Keep the lawn cut and edges trimmed

Remove all weeds and add fresh mulch or turn over the soil

Trim back trees and any overhanging plants

Plant new flowers to add colour to the garden (try to match flowers to colour theme of house)

Pot plants or tubs strategically placed around the house (on the veranda or patio) can look amazing

Repair any damaged fences

Remove oil spills from the driveway

Remove any garden clippings and rubbish

STYLING YOUR HOME

Place furniture to maximise the space, light and flow of each room

If your decor isn’t cutting it, you can move your belongings into storage and rent furniture and artwork from a home staging service on a monthly basis.

RENOVATIONS

Renovations can add significant value to a prop¬erty but you can run the risk of overcapitalising. Interestingly enough many buyers are also look¬ing for a ‘renovators delight’ style home so in some cases it is better off saving your money. Always ensure you speak to a real estate agent before undertaking any major changes!

INSPECTION DAY

Keep all curtains and bedroom doors open maximizing natural light

Give each room a final check, empty bins and vacuum or sweep where necessary

Utilise lamps and flowers to create a homely, welcoming atmosphere

Manage the temperature of the rooms if possible – cool in summer, warm in winter

Remove your valuables from the house

Keep pets out of the house and if possible out of the garden

Leave the property during the inspection – the meet and greet should be left up to the real estate agent who will take down the details of everyone that visits the home and follow up later .

Most importantly try to enjoy the selling process. Avoid stress by being well prepared and use the people around you to help carry the work load. Taking steps to prepare your home now will avoid a last minute rush to market.
